Boutique-Hotel Schgaguler

The Hotel Schgaguler is situated directly in the centre of the village of Castelrotto in South Tyrol Italy, in the middle of the majestic Dolomites. Built in 1986, the Schgaguler was completely renovated and refurbished 2018. The aim was to create an authentic oasis of well-being in a timeless and alpine style. Torggler products played an important part in the renovation work of the Hotel Schgaguler, the screed Fast Screed was applied in a layer of 6 cm on the floor heating systems in the guest rooms. Fast Screed was not only used in the rooms but also in the walking areas such as the staircase and entrance area. Given the tight schedule for laying the wood panelling, Fast Screed was chosen: a pre-mixed cementitious mortar with medium drying and setting times based on hydraulic binders, additives and selected aggregates. Fast Screed is applied in a moist consistency and complies with the classification CT C30 F6 according to EN 13813. In addition to the screed Fast Screed, the waterproofer Aquatech was used because its quick and easy application makes it particularly suitable for wet areas such as bathrooms. Aquatech is a liquid, one-component membrane on an acrylic base. For the following installation of the ceramic tiles on the walls and floors, the cementitious adhesive mortar Tile 480 was used. The adhesive mortar was used in all walking areas and outdoor areas such as balconies. An important aspect for the owners in carrying out the renovation was to create a hotel that would still shine in the same splendour a few decades from now. Torggler's products have always been characterised by their excellent resistance to ageing and guarantee lasting performance.

Refreshingly different City Hotel Merano

Holiday in Merano usually means tradition, thermal areas, villas and not necessarily modernity, but this is exactly what distinguishes the City Hotel Merano, which opened in 2013. Torggler products played an important role in the construction of the city hotel. Balconies, terraces and bathrooms were waterproofed with the cementitious mortar Flexistar. Flexistar is a single-component, prefabricated, elastic cementitious waterproofing mortar and corresponds to type C of the PI, MC, IR principles according to EN 1504-2, is also classified for flexible waterproofing before laying ceramic coverings according to EN 1504-9 and corresponds to type CM P according to EN 14891 for its impermeability, its resistance to freeze-thaw cycles and its excellent resistance to weathering, even at low temperatures. Due to these particular characteristics, Flexistar was used for waterproofing the entire exterior area of the City Hotel Merano. The adhesive mortar used is Tile 480, which is also characterised by its performance, high resistance and deformability. In the City Hotel, Tile 480 was applied for the laying of ceramic elements, indoors and outdoors, on wall and floor coverings. The adhesive mortar is certified as C2 TE S1 according to EN 12004. Tile Grout 2-15 mm was used for grouting. A one-component, flexible and cementitious tile grout type CG2 WA for joints from 2 to 15 mm. For the subsequent elastic joint sealing, the clients chose Torggler's Silicone Sealant Universal. Universal is ideal for sealing joints in sanitary areas such as bathrooms, swimming pools, basins, etc., as it is highly resistant to mould. Universal was also used to seal the expansion joints in the exterior of the hotel complex. Tile Grout 2-15 mm and Universal silicone sealant are available in the same 16 colours and can therefore be used together without problems. Low emissions from the individual products are important for indoor applications. All Torggler products used in the City Hotel Merano have been certified as EC1 Plus by the GEV. Renovation of the Resia bridge in Bolzano

In 2012, the Resia Bridge was brought up to current structural and seismic standards and extended or improved by the construction of new parapets, flower boxes, cycle and pedestrian paths. In order to make the entire bridge safer for everyone, the carriageway was also separated from the cycle and pedestrian paths. Originally, the bridge construction started in 1939 with the aim of creating a connection between the new industrial zone and the residential area "Semirurali". Only after the end of the Second World War in 1949 the construction works were finally completed. In order for the bridge, built in the 1940s, to meet current standards, structural reinforcement of the bridge underside, such as beams and piers, had to be provided. After sandblasting, milling and partial demolition, the exposed reinforcing irons were treated with Ferri 1K. Ferri 1K was specially developed for corrosion protection of the reinforcing bars and carbonation protection of reinforced concrete. Strutturale was used for the repair of the concrete structure due to its high mechanical strength, excellent thixotropy and workability of the mortar. Strutturale can be applied manually or mechanically, up to a thickness of 30 mm in a single layer and up to 80 mm in several layers. The prefabricated cementitious mortar conforms to the EN 1504-3 standard, type CC and class R4 for concrete repairs, and guarantees high mechanical resistance, with particular attention to flexural strength, an important parameter for the professional repair and reprofiling of concrete and reinforced concrete. In some areas, where beams are subject to heavy loads, Colabile casting mortar has been used to facilitate the work. This self-levelling mortar is particularly suitable for the structural repair of beams and pillars, where it is possible to install formwork. Colabile is a fibre-reinforced cementitious mortar with high mechanical strength, type PCC and class R4 according to EN 1504-3. The Monorasante cementitious mortar has been applied for levelling and final smoothing of the entire underside. Monorasante is the ideal product for surface treatment, even on larger surfaces, as was the case here, and corresponds to type PCC and class R1 according to EN 1504-3. The excellent workability of Torggler's products also meant that the construction work was completed sooner than planned and the bridge now shines in new splendour.

Strutturale protects the military barracks

The famous spa town of Merano has been characterised since the last century by 2 important buildings, or rather facilities, which are located directly next to each other. These are the “ippodromo” the horse race course and the military area. If you look at Merano from the surrounding mountain ranges, these two areas immediately catch your eye. Since the use of the military area has changed more and more in the last decades, some buildings had to be adapted. One building affected by this is "Abba", which is located directly in the Polonio barracks. Accommodation for staff and volunteers was built and a general restoration of the building was carried out. As the structure, built in the early 1940s, no longer met today's seismic and structural requirements, structural reinforcement of the outer walls and pillars was carried out. The product used was Strutturale, as its excellent performance, high mechanical strength and excellent thixotropy made it particularly suitable for this purpose. An important point in the choice of the product was also the possibility of machine application. Strutturale can be applied in a single layer up to a thickness of 30 mm. Strutturale is a prefabricated cementitious mortar, type CC and class R4 according to EN 1504-3 for the structural repair of concrete, guaranteeing high mechanical resistance with particular attention to flexural strength, an important parameter for the professional repair of reinforced concrete. The renovation of "Abba" as part of the military area is an important step to make the whole district more liveable and to give the city of Merano a new modern face.

Casa sul Parco

IN THE CENTER OF FIDENZA, SURROUNDED BY green areas.

Casa sul Parco is an extraordinary building thanks to its characteristics, an outstanding building that follows a path of technological and architectural innovation. It is known as a very sustainable condominium complex built with traditional materials, consisting of ten residences, each one with its unique design. With almost zero energy consumption, with a high level of anti-seismic safety and surrounded by greenery that is not only a mere enhancement, but an integral part of an ideal living project. Those who decide to buy a house at Casa sul Parco acquire the top of the range of Montanari Costruzioni. The house is located on the site of a pre-existing building, built at the beginning of the last century, inspired by the liberal movement, which saw an extraordinary bloom in the nearby spa town of Salsomaggiore Terme. Having demolished the historic building, causing controversy that went beyond the boundaries of local debate (also Vittorio Sgarbi was interested in the case), the reconstruction project moved in agreement with the Department of Architectural Heritage of Parma, which had in the meantime placed a constraint on the entire urban area, considered of particular historical and testimonial value. Therefore, the new building had to represent the history of the previous building complex in a way to prevent people from saying "it should be as it used to be". The rather innovative character of the project was, unlike other construction sites in Italy, approved by local authorities, in order to show its own stylistic autonomy and its innovative character. Thanks to the effort of Montanari Costruzioni Srl, the building could reflect its modern approach to be more sustainable also in the construction plans and engineering technologies. As a result, Casa sul Parco is the first multi-family building in the whole province of Parma to get the energy certification of "Passive House" issued by PHI ITA (Passive House Institute Italia). The house consists of three separate parts, of different height and dimensions, articulated around the structure that contains the vertical connections. Sliding floors, projections of space in a longitudinal direction, create wide open spaces, destined to become, due to their relevant size, real hanging gardens, where private greenery is integrated with the public park in front. Along the facades there are loggias, great to catch the sun's rays in summer in order to reduce energy consumption. The solution of the corner provides the insertion of a volume suspended between sky and earth, which reinterprets the construction of the ancient tower next to the pre-existing Liberty building. The entrance hall works as precious space between the city and the living area, accessible to citizens and not only to the owners of the apartments. Even though the House is located in the city centre, it is completely surrounded by greenery, close to one of the city's central parks. It is powered by clean energy, through a thermal power plant with a high efficiency heat pump that uses geothermal energy. In addition, it has a photovoltaic system for energy production, a solar panel system for the production of domestic hot water, and is built with highly advanced insulation mechanisms that ensure the containment of heat loss. Even the elevator is following the concept of very low energy consumption: it is equipped with a battery that recovers the energy that has been used.     INTERVENTIONS PERFORMED WITH TORGGLER PRODUCTS:

• PREVENTIVE OSMOTIC WATERPROOFING: All the joints and sockets have been previously protected with AQUAPROOF GRIGIO
• WATERPROOFING: For the waterproofing of the outdoor courtyard area and the access ramp to the courtyard, FLEXISTAR and FLEX 2K have been applied.
• OUTDOOR FLOORING: The external stone has been glued with our cement adhesive C2 E S1 TILE 700 and the joints made with silicone sealant LOW MODULUS.
• SEALING: Our neutral silicone sealant LAMIERA was used in the external tinplate of the building.
• WINDOW & DOOR: Our polyurethane foam B2 WINDOW & DOOR was used
• CONCRETE RECONSTRUCTION: The internal staircases have been modified using our mortars RESTAURO and RINNOVA.

The exceptional work was only possible with the help of Montanari Costriuzioni S.r.l. and the outstanding quality of Torggler products. Thanks to the inspections carried out before the house was built, the acoustic insulation and the overall sustainability make Casa sul Parco an Italian excellence in sustainable construction.

Villa Delfanti

Monticelli d'Ongina (PC), in the province of Piacenza, is characterized by a large number of ancient villas. Among these stands out Villa Delfanti, a beautiful example of a nineteenth-century farmhouse, unfortunately affected by very serious problems of rising damp and the presence of very aggressive salts.  For the renovation and plastering of the walls it was decided to use Torggler Risan System 1-5.  

5 phases, 1 great result.

Risan System is a complete system (can be used outdoors or indoors) for the restoration of buildings affected by capillary rising humidity. In 5 simple steps, the problem is managed and conveyed outside the building with a "sponge effect" that guarantees dry surfaces free from efflorescence and mould. The final result is immediately evident, but it is over time that the benefits of the technical quality of Risan System's components demonstrate their effectiveness and performance.   Compliance with the highest quality standards In order to guarantee an optimal and durable result, Torggler has complied with the WTA guidelines, the European benchmark for renovation products: precise parameters that provide a perfect balance between hydrophobisation, breathability and mechanical properties. This is the only way Risan System can achieve a durability in some cases even 10 times higher than a normal ventilated plaster.  

The 5 phases

Risan System 1-5 consists of 5 products, designed and studied in Torggler laboratories to achieve the best results, thanks to research and technology and top quality materials.

• Step 1: Anti salt treatment.
• Step 2: Application of an adhesion bridge.
• Step 3: construction of a restoration plaster (macroporous and hydrophobic) for the treatment of moisture-proof walls
• Step 4: Finishing inside and outside of renovating and/or dehumidifying plasters
• Step 5: Painting for interior and exterior painting of renovation and/or dehumidifying systems

 

Main house Villa Delfanti. The intervention.

The exterior perimeter restoration was carried out by applying all phases of Risan System 1-5 to the entire skirting of the building. We provided constant technical assistance by offering the company site inspections to closely monitor each phase of the renovation work. After removing the dilapidated cementitious plaster, the brick structure was removed, the substrate was carefully washed, and finally, Antisale was applied to protect the restoration plaster. Afterwards, Rinzaffo was applied to ensure adhesion and then the Intonaco WTA with a thickness of 2 cm, laid at the first adherence bridge. The final smoothing, instead, was carried out with the application of two coats of Finish. It was only necessary to proceed with the painting. Villa Delfanti has thus been brought back to its former shine: a particularly successful intervention, which has given new life to the entire structure, while respecting the original structure and its peculiar characteristics and, of course, finally solving the problem of rising capillary humidity it was affected with.
